Methods & Safety
What is the difference between soft washing and pressure washing?
Soft washing uses low pressure and a cleaning solution to kill algae, mold and mildew at the root; it's for siding, roofs, wood, stucco and brick. Pressure washing uses high-pressure water and is for concrete, driveways and sidewalks.
Is soft washing safe for plants and pets?
We pre-wet and rinse landscaping before and after cleaning. We recommend keeping pets inside during the job and until surfaces are rinsed and dry.
Do I need to be home?
Not usually. We need access to an outdoor water spigot and any gates. We'll let you know when we arrive and when we're done.
Do you pressure wash roofs?
No. We soft wash roofs. High pressure removes the protective granules on asphalt shingles.
Timing & Frequency
How often should I wash my house in Kansas City?
Every 1–2 years for most homes; shaded and lake homes often need it yearly.
How often should a deck or fence be stained?
Every 2–3 years for most decks and every 2–4 years for most fences, depending on sun exposure and stain type.
What is the best time of year for exterior cleaning?
Spring through fall is the busiest season. Spring is popular for house washes after pollen season; fall is popular before the holidays and for gutter cleaning. Concrete sealing and staining need mild, dry weather.
Do you work in winter?
Exterior cleaning depends on temperatures above freezing. We schedule winter work on mild days, and commercial clients can plan spring salt cleanups for parking garages and sidewalks.
Pricing
How much does pressure washing cost?
Pricing depends on the size of the area, the surface, how much buildup there is, access and add-ons. We give free, no-obligation estimates for every job.
Do you offer discounts for bundling services?
Bundling services in one visit — like a house wash with windows, or a driveway cleaning with sealing — is the most efficient way to get more done. Ask about bundles when you request an estimate.
How is commercial work priced?
Commercial jobs are priced after a free site walk and provided in a written proposal. Recurring service is usually priced lower per visit. See commercial services.
